Projected Increase in Aged Care Demand
By 2056, it is projected there will be 8.7 million older Australians (22% of the population), significantly increasing the demand for aged care services.
Demand Drivers
Growing Older Population: More Australians are living longer than ever before. It is projected that the number of Australians aged 85 years and over will increase from 515,700 in 2018-2019, to more than 1.5 million by 2058
Life Expectancy: Australians enjoy one of the highest life expectancies globally, with men living nearly 80 years and women 85 years, both up 25 years from a century ago
Residential Aged Care Entry: Over half (54%) of Australians aged 65 and over entering permanent residential aged care were aged 85 and over, and 59% of these entrants were women.
The Future
Large Scale to Small Scale: The Australian aged care system is pivoting away from large scale care models to small residence care.
The Royal Commission into Aged Care made a landmark recommendation about the future of aged care, to focus on the Small Household Model. This means aged care residence living in small scale living spaces (homes versus large complexes) with person centric care.
Outcome Focused: This small scale model of care promotes better outcomes for residents and removes the institutionalization of our elderly

Invest in Australia’s Growing Aged Care Industry
Honey Bee Homes currently operates two aged care properties caring for 8 residents in the Byron Bay region of Northern NSW.
Our first phase expansion targets growth to five properties. We estimate that our “ideal profile properties” in Northern NSW have a current market value of $3.0M to $4.0M after a decade long surge in property values.
Second phase expansion targets growth to ten properties by 2030, serving an average of 4-5 residents per property. HBH is starting to implement business expansion planning in anticipation of growth.
In the first two phases of our planned expansion we seek direct investors to help secure new properties in the “local” region.
Later phase expansion will shift to licensing models to incorporate a broader coverage area.
Expansion Partners are invited to invest either cash towards buying new properties (CASH Investor), or bring their current property in as an HBH asset (ASSET Investor).
In all cases, investors will have property as investment security. Cash investors will be registered with a first mortgage against a specific property as part of a Deed of Loan arrangement. Asset investors will continue to hold their own Property Titles while entering long-term lease agreements with HBH.
In addition to monthly interest or lease income and estimated property value increases over time, HBH will work to maximize investor value by growing operational revenue. Expansion partners can participate in the larger HBH success via an equity grant tied to the value of their investment contribution which will be realized upon the future sale of HBH.
