An Investment Opportunity
What You Bring
As an Expansion Partner, you can either directly invest cash (secured as a loan via property mortgage) or bring your existing property asset (receive market-competitive rates for long-term leasing).
What You Get
Cash investors get Deed of Loan as first mortgage holder, giving investment security for each property acquired with their contribution. Asset investors maintain their Property Title. Then:
Monthly Payments - Assured monthly payments tied to investment value. Paid as interest for cash investors and lease for asset investors.
Capital Growth - Cash investors get capital growth awarded upon the future sale of their registered property as net capital gain (capital gain less taxes). Asset investors have regular capital growth gains and tax handling.
Company Shares Incentive
All expansion partners also earn shares in Honey Bee Homes, commensurate with the value of their investment/s.
Shares granted in the overall growth of Honey Bee Homes enables collaborative success for all expansion partners who, as shareholders, will reap additional financial rewards from any future sale of HBH.

Ideal Property Profile
To align with HBH vision and standards, we are seeking properties that offer not just practicality, but a sense of beauty, calm, and "wow" factor
Cash Investors, acting as expansion partners, will help us purchase properties (land and homes) that meet our ideal property criteria.
Asset Investors, acting as expansion partners, can contract their property with us if the asset is in a target expansion location and meets our ideal profile criteria.
Our model is about creating a nurturing home—not a facility—so we’re looking for properties that feel inviting, elegant, and emotionally resonant.
● Locations sought in 2025-26: Byron Shire – close to towns but with privacy and greenery
● Bedrooms: 4–6 bedrooms minimum
● Bathrooms: At least 3, with walk-in showers (not over-bath)
● Access: Minimal stairs preferred, though not essential
● Living areas: Spacious, flowing layout with room for communal and private zones
● Aesthetic: A property that has visual and emotional appeal—ideally with views, beautiful gardens, and character
● Floors: Floorboards strongly preferred, particularly in bedrooms (over carpet)
● Outdoor features: A pool is a bonus; good garden outlooks are important
● Fencing: Preferable, but not necessarily high-security
● Storage: Ample internal storage is essential
● Parking: Off-street parking required for staff and visitors
● Laundry: Reasonable size laundry.

HBH is an available long-term lessee for your property investor clients, enabling them to get predictable financial returns on their investment asset.
Landlords
We offer above market rate for long-term leases and an option to buy your property (at market rate) if and when you’re ready to sell.
Property Investors / Financial Advisors
Anticipating 10-15% IRR with fixed long-term lease or interest payments. Payments are independent of occupancy as HBH Services will be full-time operator of the premises.
Property Sellers
If your home fits our ideal profile, we’d love to discuss your desire to sell (to us) or explore your interest in potentially leasing your asset to HBH for predictable annual income.
